How can I make my property more attractive to potential new tenants? 

There are many things you can do to create more demand for your property. Here are a few tips:

  • Opt for neutral colours throughout, nothing too loud
  • Flooring should be wooden, laminate or plain carpet
  • Choose fabrics and furnishings that can withstand reasonable wear and tear
  • Keep the property clean and well aired, and keep the garden (if any) tidy
  • Keep the property heated when it’s cold and open the windows when it’s hot

What can the deposit be used for? 

The deposit can only be used if the tenant has damaged the property, failed to pay rent or has left any outstanding bills.

Do I need an inventory? 

The inventory is a listing of all the contents of a property and a record of the condition in which it’s kept. It is also referred to as a “schedule of condition”. The form is designed to help monitor the condition of the property/items before a tenant moves in and before a tenant moves out, so it can be made clear what damages, if any, need to be paid from the deposit. Who is responsible for the management fees on my property? 

The landlord is responsible for all management fees on the property.

Who is responsible for the heating, water and electricity bills? 

The tenant is responsible for all the utility bills, unless you state otherwise.

Should my property be furnished or unfurnished? 

Furnished properties are let out at a higher rent, that said there is a demand for unfurnished properties, which the tenant can furnish in line with their own tastes. The choice is yours, but if you require advice on this topic we are more than happy to help.
